8,000 JPY / month (plus tax)
1.Financial & Administrative Management
- Utility Bill Payments: Handling water, electricity, gas, etc.
- Tax Payments: Managing Fixed Asset Tax and Real Estate Acquisition Tax.
- Property Fees: Processing building management fees and repair reserve funds (for apartments/condos).
- Insurance & Security: Managing fire insurance renewals and security system (Secom/Alsok) payments.
- Vendor Coordination: Paying for gardening, tree trimming, or other specialized maintenance services.
- On-Site Staffing: Handling payments for dispatched caretakers or cleaning staff.
2.Mail Management & On-Site Reporting
- Mail Sorting & Storage: Checking your mailbox, storing important documents, and discarding junk mail/DM advertisements.
- Monthly Photo Reports: Receiving regular updates with photographic proof of your property’s status.
- Emergency Response: Prompt notification and immediate action plan in the event of natural disasters or unexpected issues.

Leaving a house closed up for a long time can lead to mold, unpleasant odors, and rapid deterioration of equipment. Once a month, our staff visits your property to let it “breathe.”
- Option A: Air & Water Care+5,000 JPY / month (plus tax)
A monthly 30-minute on-site visit.
We open all windows for thorough ventilation and run water through all faucets (kitchen, bathroom, toilets) to prevent pipe damage and foul odors. - Option B: On-Site Attendance & Package Delivery3,000JPY / 30 minutes (plus tax)
We stand in for you during vendor inspections or professional cleanings. We can also receive packages delivered to your property and securely store them inside.
*Upon signing the contract, clients are requested to deposit an advance payment covering 3-6 months of management fees and estimated bill payments.
